Please review the following terms and conditions relating to reservations.
Check-In: Check-in time is 4:00 PM. We will provide you with information regarding your keys once you have booked your rental. Please take care of the keys provided to you. $25 lock-out fee applies for any after hours emergency calls. Rate adjustments cannot be made for late check-in.
Check-Out: Check-out time is no later than 10:00 AM on scheduled day of departure. Keys must be returned to the key box the keys were supplied in. A $25 charge will be assessed for any sets of keys not returned to the box and will also be assessed for any lost keys. Rate adjustments cannot be made for early departure.
Rental Payments:100% of the rental payment is due on booking.
Tax: Rentals are subject to Texas State Sales Tax of 13%.
Occupancy: Each unit has a maximum occupancy of 6. Overcrowding of units may result in the immediate eviction and loss of deposit and rent. Large gatherings are not permitted on the premises without prior written approval of the rental agent. Failure to follow normal ordinance laws regarding noise and behavior will be subject to eviction from the property and will forfeit deposit and rent.
Refunds: No refunds will be made due to inclement weather, early departure or no shows. Cancellations made before 14 days of the reservation are available for a full refund. Cancellations made within 14 days of your reservation will incur a 50% cancellation fee of the original reservation amount.
Housekeeping: Concho Quarters, LLC will clean the rental before and after your stay. We request that the kitchen and it's amenities, including dishware, be cleaned and returned to it's original location. Any excessive cleaning on the part of Concho Quarters, LLC will incur a cleaning fee of 100 dollars.
Pets: Pets are not permitted on the rental property.
Smoking: Smoking is prohibited in all rental properties. Please smoke outdoors and responsibly discard all smoking debris.
Items Left In Unit: Concho Quarters, LLC will not be held responsible for items left in the units. If you request us to retrieve and mail items left in the unit, you will be responsible for mailing/shipping charges plus a $25 processing fee.
Amenities: We do our best to accurately describe each unit and its amenities prior to booking, but cannot be held responsible if guests are dissatisfied with the accommodations. If you have any questions about the property amenities, please call our office. We will gladly discuss them with you. Concho Quarters, LLC provides the initial supply of basic bathroom and kitchen necessities, including paper products and cleaning supplies. The Guest is responsible for any additional items during the stay.
Maintenance: In the event of equipment malfunction within a rental property, Concho Quarters, LLC will expedite repairs as quickly as possible. Any maintenance items should be reported to Concho Quarters, LLC as soon as possible and may require vendors outside of Concho Quarters, LLC to repair and/or replace equipment. Should a repair service make a call to a rental property and find the equipment is not in working order due to guest misuse, oversight or neglect, the fee for the service will be charged to the guest. No rent adjustments can be made for circumstances beyond our control or for malfunction or loss of use of equipment or amenities.
Substitution of Accommodations: Where circumstances arise beyond our control (i.e., fire, tornado, etc.), your confirmed property may be unavailable upon your arrival. Concho Quarters, LLC reserves the right to refund your accommodations. We cannot guarantee the confirmed rate in these instances. Although we will do everything possible to create a pleasant vacation experience, Concho Quarters, LLC is not liable for damages or inconvenience in this rare and unusual situation.
Internet Service: Many of our properties offer high speed internet service for your convenience. Due to the numerous different providers and the various ages and configurations of personal computers, we cannot guarantee that you will be able to connect. We will do our best to assist you, but cannot be held responsible and no refunds will be offered if you are unable to take advantage of this service.
Entry of Premises: Guest agrees to allow Concho Quarters, LLC employees, vendors, contractors or subcontractors access to the rental property for any reason to make repairs, improvements, care for or manage the property.
Indemnity: Guest indemnifies Concho Quarters, LLC from and against any and all liability, loss damage and expense, including reasonable attorney fees and disbursements arising from injury to persons or damage to rental property; occasioned by the failure of the property owner to comply with any provision of law or this agreement; occasioned by any act or omission of the property owner or any person residing in or renting owner’s property; occasioned by any act of omission of the property owner, or property owner’s agents, servants, or contractors; or, occasioned by any act of omission, with the exception of such acts or commissions constituting gross negligence or willful misconduct of Concho Quarters, LLC, its agents, servants, or contractors when acting as agent for the property owner as provided herein. Guest agrees to waive any claim whatsoever and hold harmless Concho Quarters, LLC for accidents and claims resulting from accidents and or injury arising from use of the rental property and any of its equipment, porches, decks, stairs, parking area, etc.
